Tuscan Ridge Subdivision and Sanitary District 539
The Tuscan Ridge Subdivision is located within Sanitary Improvement District (“SID”) 539. The boundaries for SID 539 are Pacific Street on the north, Blue Sage Parkway on the south, 204th Street on the west and H.W.S. Cleveland on the east.
The creation and use of SIDs are unique to Nebraska. SIDs were established by the Nebraska Legislature after World War II to help facilitate a large demand for housing development. Virtually every neighborhood west of 72nd Street in Omaha utilized a SID for development.
SIDs are created by developers for the installation, operation and maintenance of infrastructure. SIDs have the authority to install and maintain public improvements and to levy an Ad Valorem tax to pay for these public improvements. Bonds are issued by the SID to raise funds for initial improvements. The bonds are repaid over a period of years, or retired if the SID is annexed by the City of Omaha.
