The Early Days in Tuscan Ridge

Before the HOA and our homes came the land. Prairie land had been transitioned into a farmstead. And then in circa 2006, a developer group began the planning process of transitioning the farm land into 68 residential lots and 3 green spaces.

 The first house sale in our neighborhood was in 2010 on 199th Street. The early homeowners did much to move the neighborhood forward. Some neighbors along with the developer removed rusted barb wire wrapped around weathered fence posts and trees. Some cleared downed limbs in the green spaces.

Until the late months of 2014, when homeowners moved in, they would nail or screw their rural mailbox onto the mail stand. In one storm, the mail boxes blew over. The best of neighbors rebuilt it.  

Homeowners watched and heard the neighborhood grow and welcomed new neighbors.

This spirit led to a series of homeowner meetings in the Fall of 2014. In those meetings, homeowners decided to form the HOA under the terms of our covenants, elected the first board members, and funded the HOA with a $300 per lot special assessment. If there was a single rallying point for the effort to form the HOA, it was the replacement of the mail stand with standardized, locking cluster style mailbox units. These mailbox units became the first improvement by the HOA board on behalf of Tuscan Ridge homeowners.

Now, with the owners of sixty-six homes and with the early years of HOA experience completed, the association remains focused to maintain and to enhance our Tuscan Ridge neighborhood, carrying forward the efforts of the early Tuscan Ridge homeowners.

Over the past few years Tuscan Ridge was honored to have 4 homes featured in the Street of Dreams.  One was even featured in an Omaha magazine.

The Tuscan Ridge development is not only a beautiful neighborhood with lots of trees, privacy, and wildlife, but also is conveniently located within the highly rated Elkhorn School district.
